Empty room, AC at rest: the hotel that stops paying for nothing.
The guest has gone to the beach for the day. In the room, the air conditioning has gone to rest, the lights are off, the blinds are holding in the cool. When the guest comes back, everything starts up again as if they had never left.

Picture it: 10 am, in a seafront hotel
The guests have gone out: to the beach, on excursions, to the market. In the corridors, only the housekeeping cart remains. Yet behind many doors, the air conditioning is running for no one, a bedside lamp is still on, the sun is heating an empty room.
For a hotelier, air conditioning is often the biggest line on the electricity bill. And a good share of it goes into rooms where nobody is.
The concept: a room that knows when it is occupied
Nice’s Yubii world, which brings Nice and FIBARO together, gives every room a little common sense.
Nice’s BiDi-Multi Sensor detects presence, temperature, humidity and light. According to Nice, these sensors trigger automated scenes and reduce energy consumption. When the room empties, a scene can put the air conditioning to rest, switch off the lights and lower the blinds on the sunny side.
Nice’s Clima-Control thermostat is designed to run wall-mounted split air conditioners, the kind found in most rooms on our islands. The Yubii Home Pro gateway controls more than 200 devices at once.

What it changes for the hotel
Air conditioning works for guests, not for empty rooms. It is set by zone and by schedule, and starts again before the guest returns.
The sun stays outside. According to the US Department of Energy, quoted by Nice, solar shading such as blinds can reduce heat gain from the sun by up to 65% on south-facing windows and up to 77% on west-facing ones. Less heat coming in means less cooling to supply.
No more forgotten lights. Lighting adapts to natural brightness and switches off when the room empties.
Proof at scale. In France, La Roseraie retirement home manages room temperatures with more than a hundred smart thermostats, in real time, by zone and time of day. In Barcelona, the 473-room W Barcelona entrusted its interior blinds to Nice to filter the sun.

The hotel in your pocket
From the Yubii Home app, the manager sees the state of the rooms, the air conditioning and the blinds, and adjusts whatever needs adjusting, from anywhere. Scenes can be organized by floor, by wing or for the whole hotel.
And for larger properties, Nice offers ELAN, its premium system for controlling a whole home, and even a whole building.

The line that sums it up
A room that knows when it is empty makes a hotel that only pays for its guests.
AND HERE AT HOME?
From Antigua to Sint Maarten, from Barbados to St. Kitts:
- Air conditioning all year round. Here, it never really stops. Every hour saved in an empty room shows on the bill.
- The afternoon sun. West-facing facades heat up fast: controlled blinds keep rooms cool for the guests’ return.
- Guests out all day. Beach, diving, excursions: rooms stay empty much of the time.
- Small teams. No need to go into every room to turn off the AC: the scene does it.

Late afternoon. The guest comes up from the beach, salty-skinned and smiling. They open the door: the room is cool, the light is soft, the view is waiting. They will never know it had fallen asleep while they were away.
