Between two guests, the Airbnb runs from your phone.
A booking comes in at midnight. The access code goes out on its own a few days before arrival, the air conditioning restarts the day before, and stops after check-out. The owner did not have to do a thing.

Picture it: one studio, three bookings a week
One short-term rental apartment, or two, or ten. Guests follow one another: late arrivals, dawn departures, three-night stays. Between each stay, there is a key to hand over, a welcome to give, AC to restart, lights to check, and then it all starts again.
And when you do not live on site, every slip costs money: AC running for three days in an empty unit, a key to recut, a guest waiting at the door.
The concept: a rental that follows the calendar
Access, set by the booking. The Tedee smart lock connects to rental management software such as Smoobu or Guesty. With each booking, the guest’s access is created automatically: it starts on the check-in date, ends at check-out, and the details are emailed automatically a few days before. After check-out, the code no longer works.
Comfort, set by scenes. With Nice’s Yubii world, which brings Nice and FIBARO together, air conditioning, water heater and lights follow scenes. The Clima-Control thermostat runs wall-mounted split air conditioners, and smart plugs turn appliances on or off at the right time.

What it changes for the owner
No more keys to hand over. The guest arrives whenever the flight lands, types the code and walks in. Tedee can even notify the owner of the first opening.
A bill that follows occupancy. Yubii smart plugs measure each appliance’s consumption. You see what uses energy, and you switch off what runs for nothing between stays.
A home ready for every arrival. The day before, a scene restarts the AC and the water heater. At check-out, another puts the home back on standby.
Cleaning, organized. The housekeeper gets access limited to her working hours. Every visit is recorded.

The rental in your pocket
From the Yubii Home app, the owner sees the home’s status remotely: temperature, appliances, consumption. From the Tedee app, they follow every entry and exit. Two screens, and the whole rental is managed from wherever they are.

The line that sums it up
The booking comes in, and the home organizes itself, from check-in to check-out.
AND HERE AT HOME?
From Sint Maarten to Anguilla, from St. Lucia to Antigua:
- Owners who live elsewhere. London, Toronto, New York: the rental is managed remotely, without a go-between for every key.
- Late flights. The guest arrives at midnight, the code works, the home is already cool.
- AC, the number one expense. Switching it off between stays is a saving you see from the very first month.
- Five-star reviews. An arrival with no waiting and a home that is ready is often the first line of an excellent review.

Midnight. The guest sets down the bags, types the code, the door opens. The air is cool, the light soft, the shower hot. Thousands of miles away, the owner is asleep. It all happened without them.
