Le lieu et le projet

Madrid, en plein centre. Dans un quartier où chaque façade a une histoire, un immeuble de six logements au design contemporain a choisi d’écrire la suite. Nice a mené le projet avec HINFORCOM, INDOMOTIV et le cabinet Verdaguer Arquitectos. L’ambition : créer l’un des immeubles les plus complets en maison intelligente de la capitale espagnole.

Chaque appartement a été pensé pour être à la fois intelligent, accessible, sûr, durable et confortable, à l’intérieur comme à l’extérieur. Et les partenaires le disent eux-mêmes : ce n’est que la première étape d’un projet au long cours.

Le concept : le design rencontre la technologie

À Madrid, on a voulu que la technologie se fasse oublier. Pas d’écrans partout, pas de murs percés dans tous les sens. Juste une maison qui comprend ce qu’on attend d’elle.

Tout passe par un seul chef d’orchestre, la passerelle FIBARO Home Center 3. Elle réunit la lumière, les appareils, la climatisation, les volets et les accès. Un bouton, un geste ou un mot suffit pour que tout l’appartement réponde.

Ce que ça change pour les habitants

La lumière et l’énergie, en toute clarté. Chaque logement est équipé pour allumer et éteindre les lumières, les appareils et les prises à distance. Et surtout, chacun voit précisément ce que consomme sa maison. On décide en connaissance de cause, et on ne gaspille plus.

Des pièces d’eau qui veillent sur elles-mêmes. Dans les salles de bains, un détecteur repère la moindre fuite. La maison le signale tout de suite, et on n’a plus à y penser.

Un climat toujours juste. La climatisation, le thermostat et la qualité de l’air sont réunis dans le même système. L’appartement garde la bonne température et un air agréable, sans qu’on ait à régler chaque appareil.

Des terrasses qui suivent la lumière. Sur les fenêtres et les terrasses, les volets roulants, les stores vénitiens et les auvents sont motorisés et pilotés par le même système. Le soleil de l’après-midi reste dehors, la lumière du matin entre à flots.

Un retour à la maison sans effort. La porte du garage, motorisée par Nice, fait elle aussi partie de l’ensemble. On rentre chez soi sans même sortir de la voiture.

Une maison pour tout le monde

Le mot « accessible » n’a pas été choisi au hasard. Quand un geste ou une commande vocale remplace les interrupteurs et les manivelles, la maison devient plus simple pour tous : les enfants, les parents, les grands-parents, les personnes à mobilité réduite. Chacun vit l’appartement à sa manière, sans effort.

La maison dans la poche

Derrière cet immeuble, il y a FIBARO, marque du groupe Nice depuis 2018. Aujourd’hui, cet univers s’appelle Yubii : Yubii, c’est FIBARO et Nice réunis. La passerelle Yubii Home relie les technologies Nice, FIBARO et elero, y compris celles déjà installées.

Une seule application pour tout : la lumière, la climatisation, les volets, la sécurité et les accès. Depuis le salon, depuis le bureau ou depuis l’autre bout du monde, l’appartement reste à portée de main.

Une conciergerie, dix villas, des dizaines de voyageurs chaque mois. Et pourtant, plus aucune clé à distribuer, plus aucun déplacement pour ouvrir une porte : tout se gère depuis un seul écran.

Samedi, jour des départs et des arrivées

Samedi. Des voyageurs repartent le matin, d’autres arrivent le soir. Entre les deux, les équipes de ménage passent de villa en villa, le jardinier fait sa tournée, le pisciniste aussi.

Pour une conciergerie qui gère dix villas, c’est un ballet réglé à la minute. Autrefois, il fallait des trousseaux, des boîtes à clés, des rendez-vous et des allers-retours en voiture. Aujourd’hui, tout tient sur un écran.

Le concept : piloter dix villas comme une seule

Le portail Tedee permet de regrouper les serrures connectées de plusieurs lieux dans des « organisations ». Chaque villa a sa place, chaque serrure est rangée au bon endroit. Et un nouvel employé reçoit l’accès à plusieurs portes en un seul clic, au lieu de villa par villa.

Chaque personne reçoit un rôle adapté : propriétaire, administrateur ou invité. Le propriétaire garde toujours la main. La conciergerie gère le quotidien. Le voyageur ouvre seulement la porte de sa villa, seulement pendant son séjour.

Ce que ça change pour le gestionnaire

Les codes partent tout seuls. Relié aux plateformes de gestion locative, le clavier Tedee envoie un code unique au voyageur dès la réservation, ou quelques jours avant son arrivée. Plus de message à écrire à la main, plus d’oubli.

Des arrivées sans rendez-vous. Chaque voyageur reçoit un accès valable uniquement pendant son séjour. Il arrive à l’heure de son vol, sans attendre personne.

Pas d’application à installer pour les voyageurs. Avec les liens d’accès Tedee, le voyageur ouvre la porte depuis le navigateur de son téléphone, en faisant glisser un curseur. Pas de compte à créer, pas d’application à télécharger. Et le lien ne fonctionne que les jours et aux heures choisis.

Des équipes qui circulent librement. Femmes de ménage, jardiniers, techniciens : chacun reçoit un accès limité à ses horaires de travail, sur les villas où il intervient.

Tout se voit, depuis n’importe où. Le gestionnaire suit le déroulement des locations à distance : qui est entré, quand, dans quelle villa.

La maison connectée, villa par villa

Dans chaque villa, l’univers Yubii de Nice, qui réunit Nice et FIBARO, prend le relais pour tout le reste : le portail, la lumière, les volets, la climatisation. Le scénario « Arrivée » ouvre le portail, allume l’allée et rafraîchit la maison avant le voyageur.

Et le gestionnaire n’est jamais seul. Avec la passerelle Yubii Home Pro, le propriétaire peut ouvrir un accès à son installateur, qui vérifie le système et règle les petits soucis à distance, sans se déplacer.

Imaginez : 23h30, dans un hôtel de 42 chambres

La soirée a été belle. Un dîner en terrasse, un dernier verre au bord de la piscine, des rires qui s’éteignent peu à peu. Pour le veilleur de nuit, c’est l’heure de la tournée : éteindre le lobby, fermer le portail du parking, baisser les stores du restaurant, vérifier la piscine, s’assurer que tout est en ordre.

Une tournée qui prend du temps, se fait à pied, pièce après pièce. Et pendant ce temps, la réception attend.

Un hôtel qui se ferme d’un seul geste

C’est la promesse de la domotique pour l’hôtellerie : réunir en un seul scénario tout ce que l’on fait chaque soir.

Sur la plage de la Barceloneta, le W Barcelona dessiné par l’architecte Ricardo Bofill compte 473 chambres et 67 suites réparties sur 24 étages. Dans les chambres, les stores intérieurs sont motorisés par Nice. Leur mission : filtrer le soleil puissant de la Méditerranée tout en laissant entrer la lumière naturelle.

Ce qui fonctionne dans un palace de 24 étages fonctionne aussi dans un hôtel de charme de 42 chambres. Seule l’échelle change.

Le directeur n’est pas là ce soir ? Depuis l’application, il vérifie que le portail est bien fermé, voit l’état des équipements et reçoit les notifications en temps réel. Un regard sur son téléphone suffit pour savoir que l’hôtel s’est bien endormi.

Marie arrive pour le ménage, comme chaque mardi. Elle tape son code, la porte s’ouvre. À 10h, c’est Paul, le jardinier, avec le sien. À midi, le livreur de courses dépose les provisions pour les voyageurs qui arrivent ce soir, avec un code valable une seule fois.

Vous, vous êtes à l’autre bout du monde. Aucune clé n’a changé de main. Et sur votre téléphone, la journée s’écrit toute seule : qui est entré, et à quelle heure.

Une clé pour chacun, et rien de plus

C’est le principe de la serrure connectée Tedee. Depuis l’application, vous partagez des clés numériques comme vous le souhaitez : de façon permanente, périodiquement, ou pour une seule fois.

Avec le clavier Tedee, pas besoin de smartphone : chacun ouvre la porte avec un code personnel. Le clavier gère jusqu’à 100 codes différents, et chaque code peut n’être valable que sur une plage horaire définie à l’avance. Le code de la femme de ménage fonctionne le mardi matin. Celui du jardinier, le jeudi. En dehors de ces moments, la porte reste fermée.

Des voyageurs accueillis sans rendez-vous. Pour la location, chaque réservation reçoit un nouveau code temporaire, envoyé avant l’arrivée. Il expire après le départ et ne peut plus servir.

Une serrure qui se fait oublier. Tedee se fixe à l’intérieur, sur la serrure existante. Et son design discret a été récompensé par l’iF Design Award 2021.

La maison dans la poche

L’application Tedee vous envoie une notification quand la serrure est activée et garde un historique de toutes les ouvertures. Vous ouvrez aussi la porte depuis votre téléphone ou votre Apple Watch.

Si vous confiez votre villa à une agence ou à un gestionnaire, vous pouvez lui déléguer la gestion complète de vos serrures Tedee. Vous restez le propriétaire, et vous pouvez retirer cette délégation à tout moment.

Et la porte garde toujours ses bons réflexes : de l’intérieur, on l’ouvre en tournant simplement le verrou, et de l’extérieur, la clé classique fonctionne toujours.

Et avec Yubii, la porte rejoint toute la maison. La version Z-Wave de la serrure Tedee GO 2 parle la même langue que l’univers Yubii de Nice. The place and the project

Somewhere on the water, between two anchorages. The Raven is a sailboat, and it is where Martijn Maas lives with his wife and their dog. They left the Netherlands with a simple idea: to sail around the world. To make the boat a real home, and to make the family feel at ease on it, Martijn equipped it with Nice smart home solutions.

Aboard, everything is thought through for daily life: heating, light, freshness, safety. The boat has learned to respond, exactly like a house.

The concept: a home, wherever it is

A home is not a dot on a map. It is what watches over the people we love, in the evening, when night falls and the coast is far away.

October in the Caribbean: the house saw the rain before you did.

October is the month when the sky changes its mind in five minutes. And the house is no longer caught out: it senses the rain coming, retracts the terrace awning and closes the shutters before you have to think about it.

3 pm, and the sky turns grey over the bay

You are in a meeting, at the market, or simply at work. Outside, the light drops all at once and, within five minutes, the sky empties.

It used to be that your head stayed at home: the terrace awning still out, the glass doors wide open, rain coming in through the windows. You had to choose between finishing your day and rushing back. Now your phone buzzes once: “Awning retracted, shutters closed.” You put it away, and carry on.

The idea: a house that keeps an eye on the sky

Nice controls awnings, blinds and shutters according to the weather. Its Domì sensors watch the sun, the wind and the rain: when the weather turns, they tell the awnings to fold away on their own.

In the evening, the air is softer. The awning rolls back out over the still-glistening terrace, the shutters open to the breeze, and you had nothing to do. The house kept watch over its day. The evening is waiting for you.

In Beaupréau, a retirement home where the room answers to your voice.

It is 7 p.m. at La Roseraie. A resident walks into her room, says a word, and the shutters come down, the light turns soft. Her room follows along, without her having to get up.

The place: 82 rooms in Beaupréau-en-Mauges

Head to western France, to Beaupréau-en-Mauges. This is where La Roseraie stands, a retirement home of 82 rooms. A.I.D.S 85, a company specializing in smart home installation, chose Nice as its partner to equip it.

The renovation happens in stages: 42 rooms were fully equipped in 2022, and another 40, now under construction, will follow. The goal comes down to one line: improve residents’ safety and well-being, ease the work of caregivers, and keep energy costs under control.

The idea: technology that steps aside

A retirement home is not a hospital. Here, nothing should weigh on anyone. Good technology is not seen: it makes the room simpler, softer, freer.

Every room is now run by the Yubii Home hub, at the heart of the Nice and FIBARO world. The resident manages their own space alone, with a word or a button, and keeps a hand on their own corner.

What it changes

Everyone at home, at their own pace. Lighting and shutters answer to the voice or to connected buttons, to each person’s taste, without effort.
